English: Welcome to our family haven! Our turn-of-the-century flat with very high ceilings offers plenty of space, light and comfort for up to 4 people (or 5 if, for example, more than two children share the kids’ room). From the small front hallway you turn left into the kitchen, which is fitted with modern appliances and has a small kitchen table with three seats. There is also a small pantry here. Next to the kitchen you enter a bathroom with shower, washing machine and dryer and, beside it, the guest WC. From the hallway you continue into the heart of the apartment: the bright, generous living room with a large sofa, home cinema system and access to the balcony. The balcony and large windows bring in lots of light and fresh air and offer a pleasant view of the cherry trees in the middle of the very quiet street. Directly adjoining the living room is the dining room, which can be closed off with a beautiful double sliding door. It also has a small bay window with a cosy reading chair. The dining room can likewise be reached from the front hallway. Another door from the front hallway leads to one of the two bedrooms: the children’s bedroom with a large loft platform that can take two single mattresses, plus plenty of room to play (or work) underneath. If required, an additional single or double bed can be set up in the lower part of this room. From here, as well as from the living room, a second door opens into the rear hallway, at the end of which lies the parents’ bedroom with a large double bed (180 × 200 cm) and a big window facing the attractive, light-filled courtyard. Right next to the rear bedroom is another bathroom with bathtub and its own toilet. A further small bedroom in the middle of the rear hallway will stay locked and serve us as temporary storage, so the rest of the apartment offers as much space as possible for the subtenants. The entire flat has parquet or floorboard flooring; the kitchen and bathrooms are tiled. The location is superb: an idyllic, very quiet street only 100 metres from the expansive Volkspark. At the same time, Innsbrucker Platz and Rathaus Schöneberg—two ideal public-transport hubs—are virtually on the doorstep. The rightly famous Schöneberg neighbourhoods, with their unique charm and abundance of restaurants, bars and shops, are close by, yet you don’t have to sacrifice peace and greenery. German: Willkommen in unserem Familien-Idyll! Unsere Altbau-Wohnung mit sehr hohen Decken bietet viel Platz, Licht und Komfort für bis zu 4 Personen. (Oder 5, wenn z.B. mehr als zwei Kinder sich das Kinderzimmer teilen.) Vom kleinen vorderen Flur gelangt man links in die Küche, die mit modernen Geräten ausgestattet ist und einen kleinen Küchentisch mit drei Plätzen bietet. Hier befindet sich außerdem eine kleine Speisekammer. Neben der Küche geht es in das vordere Dusch-Bad und daneben in die Gäste-Toilette. Außerdem gelangt man von hier in das Herzstück der Wohnung: Das helle, großzügige Wohnzimmer mit großer Couch, Heimkino und Zugang zum Balkon. Der Balkon und die großen Fenster lassen Licht und Luft herein und bieten einen schönen Blick auf die Kirschbäume in der Mitte der sehr ruhigen Straße. Direkt an das Wohnzimmer schließt sich das Esszimmer, durch eine wunerschöne zweiflüglige Schiebetür abtrennbar. Es hat zusätzlich einen kleinen Erker mit einem gemütlichen Lesesessel. Das Esszimmer ist ebenfalls vom vorderen Flur erreichbar. Außerdem führt eine weitere Tür vom vorderen Flur in eins der beiden Schlafzimmer: Das Kinder-Schlafzimmer mit großer Hochebene, wo zwei einzelne Matratzen liegen können. Und mit viel Platz zum Spielen (oder Arbeiten) im unteren Bereich. Bei Bedarf kann im unteren Bereich dieses Zimmers auch ein weiteres Einzel- oder Doppel-Bett aufgestellt werden. Von hier führt eine zweite Tür, ebenso wie vom Wohnzimmer, in den hinteren Flur, an dessen Ende sich das Eltern-Schlafzimmer befindet - mit einem großen Doppelbett (180x200) und großem Fenster in den schönen, lichtdurchfluteten Hinterhof. Direkt neben dem hinteren Schlafzimmer liegt auch das Wannen-Bad mit eigener Toilette. Ein weiteres kleines Schlafzimmer in der Mitte des hinteren Flurs wird veschlossen bleiben und uns als temmporäres Lager dienen, damit im Rest der Wohnung möglichst viel Platz für die Untermieter:innen zur Verfügung steht. Die gesamte Wohnung ist mit Parkett bzw. Dielen ausgestattet, Küche und Bäder mit Fliesen. Die Lage der Wohnung ist traumhaft, in einer idyllischen, sehr ruhigen Straße, nur 100 Meter entfernt vom weitläufigen Volkspark. Gleichzeitig liegen mit Innsbrucker Platz und Rathaus Schöneberg zwei perfekte Anbindungspunkte des ÖPNV quasi direkt vor der Tür. Die zurecht berühmten Schöneberger Kieze mit ihrem unvergleichlichen Charme und dem üppigen Angebot an Restaurants, Bars und Geschäften liegen in unmittelbarer Nähe, ohne dass man deswegen auf Ruhe und Natur verzichten muss.
